San Gabriel housing prices -when will it stop?

Anyone else feel this way? My partner and I are Poverty rate is 11.4%, which is around average. Homes are going for about $899,000 on average. Rent is about $1,874/month for a decent place. The median home value here is around $899,000, which is pretty steep. Crime rate is something to consider -San Gabriel sits at 242.4 per 100K. It's not perfect, but the community is solid. Traffic can be rough during rush hour, no sugarcoating that. There's a real sense of community in certain neighborhoods. There's a growing tech scene which is exciting.

Pros:
- Walkable downtown
- Good internet infrastructure
- Plenty of shopping options

Cons:
- Traffic can be terrible
- Limited cultural events
- Not enough green space
Am I wrong here? Thanks! There's a real sense of community in certain neighborhoods. The school system varies a lot by neighborhood. Downtown has improved a lot in recent years. It's changing fast -some good, some not so much. There's a growing tech scene which is exciting. It's not perfect, but the community is solid. Night life is decent if you know the right spots. The city has invested a lot in new development. It's a very car-dependent city, for better or worse. Honestly, I think it's a great place if you know where to look.
