What San Gabriel does better than anywhere else

First post here. I'm originally from Boston and Homes are going for about $899,000 on average. Household incomes average around $87,592 in San Gabriel. It's a a smaller city city with about 38,764 people. With a population of 38,764, San Gabriel is a smaller city. Property taxes are high but you get good services. The city has invested a lot in new development. Night life is decent if you know the right spots. Does this match your experience? People here are genuinely friendly, not just surface-level. Night life is decent if you know the right spots. Property taxes are high but you get good services. The school system varies a lot by neighborhood. It's a very car-dependent city, for better or worse. Night life is decent if you know the right spots.

Weather-wise, the summers are pretty good and winters are reasonable. You get used to it after the first year.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in North for 13 years. Moved from LA for family. Here's my honest, detailed take:

**Housing:**
The market right now is average. We bought in 2018 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
tech is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is better than expected - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. North schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Can feel isolated. Limited shopping options. And housing market can be frustrating.

**Bottom line:**
For singles, I'd say this is a 7/10. Good luck with whatever you decide.. Feel free to ask specific questions - happy to help.
