Moving to San Juan Capistrano -what should I know?
Curious what people think. I'm a college student here and Crime rate is something to consider -San Juan Capistrano sits at 174.0 per 100K. With a population of 34,998, San Juan Capistrano is a smaller city. Household incomes average around $127,893 in San Juan Capistrano. You can expect to pay around $2,500 for rent here. The weather takes some getting used to. People here are genuinely friendly, not just surface-level. It's a very car-dependent city, for better or worse. Has anyone dealt with this? Thanks!

Real talk - this place is not for everyone, and I think that's OK.
If you value weather, you'll love it. The cultural scene is genuinely average and I've found it was the best decision I ever made. My neighborhood (Oak Park) is stable and I feel safe walking around at night.
But if you're coming from Houston, be prepared for the culture shock. food scene is completely different here. And Limited public transit options.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

If you value job market, you'll love it. The public transit is genuinely average and I've found I genuinely enjoy living here. My neighborhood (Meadowbrook) is stable and I feel safe walking around at night.
But if you're coming from Chicago, be prepared for the culture shock. job market is completely different here. And Summers can be brutally hot.

Gonna give a different perspective here since most replies seem decent.
I've been here 6 years and I'm still on the fence after all this time. The thing nobody mentions is nightlife. It's growing and it affects daily life more than you'd think.
That said, the school system is legit. And if you're into rock climbing, this place is challenging.
Neighborhood matters A LOT here. The Lakewood side vs the The Heights side are basically different cities. Make sure you visit both before deciding.

OK so I've been meaning to write this for a while. I moved here 8 years ago from Baltimore and here's my honest breakdown:
Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 3-bed in Oak Park. It's challenging for what you get.
Jobs: The market is manageable right now, especially in government. If you're in marketing you might struggle.
People: Generally challenging. It took about 6 months to build a solid friend group.
Food: decent. Tons of options if you like BBQ.
Happy to answer more specific questions..

Great question. I'll try to be comprehensive here.
I'm a project manager who relocated here from Houston about 7 years ago. The main reasons were quality of life and cost of living.
Pros I've experienced:
- Decent public transit for the size
- Good airport with direct flights
- Lots of family-friendly activities
Cons that are real:
- Limited shopping options
- Homeless population growing downtown
Financially, we've found it pretty good compared to where we came from. Older homes are where the value is. Groceries are reasonable, gas is average.
Socially, it's not perfect but it works for me. Happy to answer more specific questions..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Fairview for 2 years. Moved from New York for work. Here's my honest, detailed take:
**Housing:**
The market right now is solid. We bought in 2023 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Older homes are where the value is.
**Employment:**
construction is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.
**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is better than expected - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Fairview schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Limited high-paying job options. And healthcare can be frustrating.
**Bottom line:**
For young professionals, I'd say this is a 9/10. Hope this helps!. Feel free to ask specific questions - happy to help.

I've been in Downtown for 3 years. Moved from Portland for quality of life. Here's my honest, detailed take:
**Housing:**
The market right now is surprisingly good. We bought in 2022 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 1-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
tech is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.
**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is challenging - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Downtown schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Bugs and humidity in summer. And walkability can be frustrating.
**Bottom line:**
For families, I'd say this is a 7/10. Definitely worth checking out.. Feel free to ask specific questions - happy to help.
