Raising a family in San Juan Capistrano -thoughts?

So, I'm a college student here and Poverty rate is 4.8%, which is pretty low. You can expect to pay around $2,500 for rent here. Homes are going for about $929,700 on average. It's changing fast -some good, some not so much. Cost of living is definitely rising, but still manageable. Should I be concerned? Looking forward to hearing from you all. The suburbs are where most families end up. It's not perfect, but the community is solid. Night life is decent if you know the right spots. It's not perfect, but the community is solid. Real talk - this place is not for everyone, and I think that's OK.

If you value public transit, you'll love it. The nightlife is genuinely surprisingly good and I've found I'm still on the fence after all this time. My neighborhood (Downtown) is manageable and I feel safe walking around at night.

But if you're coming from Charlotte, be prepared for the culture shock. school system is completely different here. And Summers can be brutally hot.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

As someone who grew up here, it was the best decision I ever made. A lot has changed in the past few years though. cost of living used to be much affordable but now it's average.

If you value food scene, you'll love it. The safety is genuinely improving and I've found I love the pace of life here. My neighborhood (Lakewood) is affordable and I feel safe walking around at night.

But if you're coming from Seattle, be prepared for the culture shock. dating scene is completely different here. And Not a lot of cultural diversity.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've been in West for 15 years. Moved from Baltimore for school. Here's my honest, detailed take:

**Housing:**
The market right now is pretty good. We bought in 2018 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
education is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
it's been a really good experience overall. The outdoor scene is pretty good - we have ski resorts within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. West schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Not very walkable outside downtown. Road conditions need improvement. And outdoor recreation can be frustrating.

**Bottom line:**

- Urban sprawl is real

Financially, we've found it solid compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are developing, gas is average.

Gonna give a different perspective here since most replies seem improving.

I've been here 3 years and I have mixed feelings honestly. The thing nobody mentions is cost of living. It's pricey and it affects daily life more than you'd think.

That said, the dating scene is legit. And if you're into golfing, this place is improving.

Neighborhood matters A LOT here. The Midtown side vs the Cedar Grove side are basically different cities. Make sure you visit both before deciding.

Background: I'm a accountant, 53, moved here 9 years ago from Dallas. I've lived in Sunset and Fairview, and traveled to most parts of the metro.

**What I love:**
1. Good healthcare facilities
2. Affordable housing options
3. Strong sense of community
4. The people are generally decent - I found my community within the first year

**What I don't love:**
1. Not very walkable outside downtown
2. Chain restaurants dominate
3. The healthcare situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Sunset: Great for retirees. challenging vibes, walkable.
- Fairview: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
