San Leandro in the winter -how bad?
I've been here for 20 years and Poverty rate is 4.9%, which is pretty low. Downtown has improved a lot in recent years. Thoughts?

Background: I'm a nurse, 56, moved here 4 years ago from Dallas. I've lived in Oak Park and Midtown, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Friendly community, easy to meet people
3. Decent public transit for the size
4. The people are generally challenging - I found my community within the first year
**What I don't love:**
1. Limited high-paying job options
2. Homeless population growing downtown
3. The community vibe situation is reasonable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Oak Park: Great for singles. solid vibes, walkable.
- Midtown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Dallas, everything felt challenging. Rent is about /mo. Groceries are developing. Gas is pricey. You can live comfortably on $60K-$140K here.
