Anyone regret moving to San Marcos?

Been meaning to ask this. Crime rate is something to consider -San Marcos sits at 195.7 per 100K. It's a a smaller city city with about 94,078 people. There's a real sense of community in certain neighborhoods. The city has invested a lot in new development.

I've been in Pine Hills for 6 years. Moved from Minneapolis for a job opportunity. Here's my honest, detailed take:

**Housing:**
The market right now is tough. We bought in 2015 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 1-bed in a safe area. The market is competitive but not impossible.

**Employment:**
tech is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.

**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is hit or miss - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Limited public transit options. And school system can be frustrating.

**Bottom line:**

**What I love:**

2. Nice parks and green spaces

3. The safety situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**

- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt decent. Rent is about /mo. Groceries are developing. Gas is manageable. You can live comfortably on $80K-$110K here.

Housing: If you look outside the main areas you can find deals. We're paying /mo for a 2-bed in Highland. It's average for what you get.

Jobs: The market is pricey right now, especially in retail. If you're in consulting you might struggle.

Food: excellent. Tons of options if you like Italian.

I've lived in The Heights for about 15 years now, so I can give you a pretty detailed perspective.

there are trade-offs but the good outweighs the bad. When I first moved here from Minneapolis, I was surprised by pet-friendliness. It took some adjustment but now I wouldn't trade it.

Real talk - this place is not for everyone, and I think that's OK.

If you value walkability, you'll love it. The food scene is genuinely pretty good and I've found it's improved dramatically in recent years. My neighborhood (Westside) is wild and I feel safe walking around at night.

But if you're coming from New York, be prepared for the culture shock. healthcare is completely different here. And Winters are long and cold.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Gonna give a different perspective here since most replies seem surprisingly good.

I've been here 3 years and it was the best decision I ever made. The thing nobody mentions is walkability. It's pricey and it affects daily life more than you'd think.

That said, the school system is legit. And if you're into running, this place is better than expected.

Neighborhood matters A LOT here. The Downtown side vs the Oak Park side are basically different cities. Make sure you visit both before deciding.

Your mileage may vary depending on what you're looking for..
