Best and worst neighborhoods in San Marcos

Curious what people think. My family moved here when I was a kid. Median household income is $105,286, which feels pretty solid for the area. Crime rate is something to consider -San Marcos sits at 195.7 per 100K. The city has invested a lot in new development. Public transit needs a lot of work honestly. People here are genuinely friendly, not just surface-level. What neighborhoods would you suggest? Cost of living is definitely rising, but still manageable. It's not perfect, but the community is solid. Night life is decent if you know the right spots. Downtown has improved a lot in recent years. Cost of living is definitely rising, but still manageable. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Oak Park for 6 years. Moved from Pittsburgh for cost of living. Here's my honest, detailed take:

**Housing:**
The market right now is improving. We bought in 2022 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
education is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is excellent - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Oak Park schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Limited high-paying job options. And food scene can be frustrating.

**Bottom line:**
For young professionals, I'd say this is a 9/10. It's not for everyone but it works for us.. Feel free to ask specific questions - happy to help.

If you're remote, this place is great for cost of living. I wouldn't want to live anywhere else right now. Internet is hit or miss in most areas.

Great question. I'll try to be comprehensive here.

I'm a accountant who relocated here from Houston about 2 years ago. The main reasons were school and school.

Pros I've experienced:
- Low crime in most neighborhoods
- Close to major attractions
- Lots of family-friendly activities

Cons that are real:
- Limited entertainment options
- Far from beaches/mountains

Financially, we've found it better than expected compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are developing, gas is challenging.

Socially, the quality of life is solid. Good luck with whatever you decide..

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, the quality of life is solid. Would recommend to anyone considering it..

I'd say the biggest thing people don't talk about is food scene. it exceeded my expectations. Worth doing your research before committing.
