Couple moving to San Marcos from out of state

My family moved here when I was a kid. Crime rate is something to consider -San Marcos sits at 195.7 per 100K. Poverty rate is 7.4%, which is pretty low. The median home value here is around $792,400, which is pretty steep. The unemployment rate is 2.9%, which is pretty low. The weather takes some getting used to. It's a very car-dependent city, for better or worse. Am I overthinking this? The city has invested a lot in new development. The city has invested a lot in new development. Public transit is excellent here. You'll probably need a car for most things. I genuinely enjoy living here.

I've been in The Heights for 14 years. Moved from Denver for my partner's job. Here's my honest, detailed take:

**Housing:**
The market right now is decent. We bought in 2018 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
marketing is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
it exceeded my expectations. The outdoor scene is improving - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. The Heights schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited high-paying job options. Far from beaches/mountains. And school system can be frustrating.

**Bottom line:**
