Is public transit usable in San Marcos?

Been meaning to ask this. Been living here since 2016. Crime rate is something to consider -San Marcos sits at 195.7 per 100K. It's a a smaller city city with about 94,078 people. Median household income is $105,286, which feels pretty solid for the area. Honestly, I think it's a great place if you know where to look. The school system varies a lot by neighborhood. The weather takes some getting used to. Would love some local perspective. There's a growing tech scene which is exciting. It's not perfect, but the community is solid. The city has invested a lot in new development. I'd say it's better for families than young singles. The suburbs are where most families end up. It's not perfect, but the community is solid. I've been in East for 2 years. Moved from Phoenix for cost of living. Here's my honest, detailed take:

**Housing:**
The market right now is tough. We bought in 2024 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
healthcare is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.

**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is hit or miss - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. East schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Bugs and humidity in summer. And food scene can be frustrating.

**Bottom line:**

Real talk - this place is not for everyone, and I think that's OK.

If you value community vibe, you'll love it. The cost of living is genuinely solid and I've found I genuinely enjoy living here. My neighborhood (Maple Ridge) is wild and I feel safe walking around at night.

But if you're coming from Baltimore, be prepared for the culture shock. weather is completely different here. And Limited public transit options.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've been here 12 years and the quality of life is solid. The thing nobody mentions is food scene. It's pricey and it affects daily life more than you'd think.

That said, the cultural scene is legit. And if you're into running, this place is decent.

Neighborhood matters A LOT here. The Downtown side vs the Greenfield side are basically different cities. Make sure you visit both before deciding.

OK so I've been meaning to write this for a while. I moved here 6 years ago from Baltimore and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 4-bed in The Heights. It's solid for what you get.

Jobs: The market is stable right now, especially in hospitality. If you're in real estate you might struggle.

People: Generally decent. It took about 9 months to build a solid friend group.

Food: improving. Tons of options if you like farm-to-table.

I'm a HR manager who relocated here from Dallas about 10 years ago. The main reasons were a job opportunity and a fresh start.

Pros I've experienced:
- Growing food and restaurant scene
- Nice parks and green spaces
- Affordable housing options

Cons that are real:
- Traffic during rush hour is rough
- Limited shopping options

Financially, we've found it excellent compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are stable, gas is surprisingly good.
