Rent in San Marcos getting crazy

Not sure if this has been asked before, but I've been here for 18 years and Average temperature is around 60--F, so the weather is moderate. The median home value here is around $792,400, which is pretty steep. Poverty rate is 7.4%, which is pretty low. It's a a smaller city city with about 94,078 people. With a population of 94,078, San Marcos is a smaller city. Property taxes are high but you get good services. The food scene here is surprisingly good. People here are genuinely friendly, not just surface-level. Traffic can be rough during rush hour, no sugarcoating that.

Pros:

- Low crime in most areas
- Good schools

Cons:
- Traffic can be terrible
- Limited nightlife
- Sprawl everywhere
- Poor road conditions
- Far from major airports

Great question. I'll try to be comprehensive here.

I'm a chef who relocated here from Phoenix about 5 years ago. The main reasons were work and my partner's job.

Pros I've experienced:
- Nice parks and green spaces
- Good healthcare facilities
- Close to major attractions

Cons that are real:
- Not a lot of cultural diversity
- Homeless population growing downtown

Financially, we've found it hit or miss compared to where we came from. Older homes are where the value is. Groceries are reasonable, gas is tough.

Socially, I'm still on the fence after all this time. Hope this helps!.

Depends on what you're looking for honestly. If you want public transit, then yeah this place is great. But if traffic matters to you, might want to look elsewhere.

Real talk - this place is not for everyone, and I think that's OK.

If you value community vibe, you'll love it. The public transit is genuinely pretty good and I've found it was the best decision I ever made. My neighborhood (Westside) is reasonable and I feel safe walking around at night.

But if you're coming from Boston, be prepared for the culture shock. cultural scene is completely different here. And Traffic during rush hour is rough.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
