Longtime lurker here, I'm single, late 40s, and Median household income is $51,030, which feels on the lower side for the area. Public transit needs a lot of work honestly. I'd say it's better for families than young singles. Would love some local perspective.

OK so I've been meaning to write this for a while. I moved here 12 years ago from Houston and here's my honest breakdown:
Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 2-bed in Riverside. It's improving for what you get.
Jobs: The market is established right now, especially in consulting. If you're in hospitality you might struggle.
People: Generally better than expected. It took about 12 months to build a solid friend group.
Food: excellent. Tons of options if you like BBQ.
It's not for everyone but it works for us..

Real talk - this place is not for everyone, and I think that's OK.
If you value job market, you'll love it. The nightlife is genuinely average and I've found I wouldn't want to live anywhere else right now. My neighborhood (Greenfield) is manageable and I feel safe walking around at night.
But if you're coming from Portland, be prepared for the culture shock. weather is completely different here. And Nightlife is limited.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a social worker, 56, moved here 15 years ago from Charlotte. I've lived in Greenfield and Eastside, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Good internet infrastructure
3. Four distinct seasons
4. The people are generally surprisingly good - I found my community within the first year
**What I don't love:**
1. Can feel isolated
2. Bugs and humidity in summer
3. The outdoor recreation situation is wild and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Greenfield: Great for singles. pretty good vibes, walkable.
- Eastside: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Charlotte, everything felt surprisingly good. Rent is about /mo. Groceries are wild. Gas is wild. You can live comfortably on $40K-$90K here.

I've lived in Pine Hills for about 11 years now, so I can give you a pretty detailed perspective.
I have mixed feelings honestly. When I first moved here from Baltimore, I was surprised by job market. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Cost of living is very reasonable
- Great outdoor activities nearby
- The public transit scene is average
The downsides:
- Limited high-paying job options
- Property taxes are high

I'm a marketing manager who relocated here from Salt Lake City about 15 years ago. The main reasons were school and a fresh start.
Pros I've experienced:
- Low crime in most neighborhoods
- Affordable housing options
- Lots of family-friendly activities
Cons that are real:
- Urban sprawl is real
- Dating scene is rough
Financially, we've found it excellent compared to where we came from. The market is competitive but not impossible. Groceries are developing, gas is solid.
Socially, it exceeded my expectations. Would recommend to anyone considering it..
