Random thought, I'm single, late 20s, and The median home value here is around $516,000, which is pretty steep. With a population of 31,771, San Pablo is a smaller city. Crime rate is something to consider -San Pablo sits at 619.1 per 100K. Homes are going for about $516,000 on average. Downtown has improved a lot in recent years. The school system varies a lot by neighborhood. Traffic can be rough during rush hour, no sugarcoating that. Should I be concerned? There's a growing tech scene which is exciting. Cost of living is definitely rising, but still manageable. The parks and outdoor areas are a huge plus. Property taxes are high but you get good services. It's not perfect, but the community is solid. The parks and outdoor areas are a huge plus. It's not perfect, but the community is solid. Honestly, I think it's a great place if you know where to look. It's not perfect, but the community is solid. The school system varies a lot by neighborhood. Public transit needs a lot of work honestly. Property taxes are high but you get good services.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a physical therapist, 58, moved here 2 years ago from Atlanta. I've lived in Old Town and Sunset, and traveled to most parts of the metro.
**What I love:**
1. Strong job market in several industries
2. Lots of new development happening
3. Lots of family-friendly activities
4. The people are generally challenging - I found my community within the first year
**What I don't love:**
1. Rising rent and home prices
2. Not a lot of cultural diversity
3. The community vibe situation is developing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Old Town: Great for families. tough vibes, walkable.
- Sunset: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Atlanta, everything felt average. Rent is about /mo. Groceries are established. Gas is pricey. You can live comfortably on $80K-$140K here.
**Final verdict:**
No regrets on my end.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Came here for quality of life and stayed because the quality of life is solid. The housing market is honestly hit or miss and I don't see that changing anytime soon.
