San Pablo is underrated, change my mind

OK so I'm a remote worker and Median household income is $78,215, which feels about average for the area. Homes are going for about $516,000 on average. Public transit needs a lot of work honestly. Is this normal for San Pablo?

Renting here right now, paying about /mo for a 3-bedroom. it's improved dramatically in recent years. Compared to San Francisco it's tough.
