What I wish I knew before living in San Pablo

Alright, I grew up here but left for a while. With a population of 31,771, San Pablo is a smaller city. The unemployment rate is 5.3%, which is about average. It's a a smaller city city with about 31,771 people. Rent is about $1,890/month for a decent place. The school system varies a lot by neighborhood. The city has invested a lot in new development. I'd say it's better for families than young singles. What do you all think? It's changing fast -some good, some not so much. The parks and outdoor areas are a huge plus. It's a very car-dependent city, for better or worse. It's changing fast -some good, some not so much. I'd say it's better for families than young singles. Traffic can be rough during rush hour, no sugarcoating that. Property taxes are high but you get good services. There's a growing tech scene which is exciting. Downtown has improved a lot in recent years.

Great question. I'll try to be comprehensive here.

I'm a lawyer who relocated here from Baltimore about 2 years ago. The main reasons were a fresh start and weather.

Pros I've experienced:
- Cost of living is very reasonable
- Growing food and restaurant scene
- Low crime in most neighborhoods

Cons that are real:
- Limited high-paying job options
- Chain restaurants dominate

Financially, we've found it solid compared to where we came from. The market is competitive but not impossible. Groceries are reasonable, gas is solid.

Socially, the quality of life is solid. Your mileage may vary depending on what you're looking for..

Bought a house here in 2021 and I wouldn't want to live anywhere else right now. Property values have gone up significantly since then.

Came here for family and stayed because the quality of life is solid. The housing market is honestly excellent and I don't see that changing anytime soon.
