Is it worth buying in San Ramon?

Poverty rate is 3.1%, which is pretty low. Median household income is $197,358, which feels pretty solid for the area. Rent is about $2,916/month for a decent place. Property taxes are high but you get good services. The suburbs are where most families end up. The parks and outdoor areas are a huge plus.

Pros:
- Nice parks and trails
- Strong sense of community
- Good airport connections

Cons:
- Hot summers
- Sprawl everywhere
- Homelessness issues downtown
What are your go-to spots? Traffic can be rough during rush hour, no sugarcoating that. It's a very car-dependent city, for better or worse. People here are genuinely friendly, not just surface-level. The suburbs are where most families end up. It's a very car-dependent city, for better or worse. Hot take but it was the best decision I ever made. I know a lot of people disagree but after 4 years here, that's my honest assessment.

If you're remote, this place is great for cost of living. it was the best decision I ever made. Internet is better than expected in most areas.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a physical therapist, 56, moved here 7 years ago from Houston. I've lived in The Heights and Highland, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Friendly community, easy to meet people
3. Strong job market in several industries
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Urban sprawl is real
2. Homeless population growing downtown
3. The walkability situation is wild and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- The Heights: Great for couples. challenging vibes, walkable.
- Highland: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt solid. Rent is about /mo. Groceries are manageable. Gas is stable. You can live comfortably on $40K-$110K here.

**Final verdict:**
Hope this helps!. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
