Best neighborhoods to rent in Sand Springs?

We're a young couple and The unemployment rate is 3.1%, which is pretty low. Rent is about $1,016/month for a decent place. Household incomes average around $73,400 in Sand Springs. It's a a small town city with about 19,973 people. The suburbs are where most families end up. The school system varies a lot by neighborhood. It's a very car-dependent city, for better or worse. Thoughts? I'd say it's better for families than young singles. Property taxes are high but you get good services. The city has invested a lot in new development. OK so I've been meaning to write this for a while. I moved here 11 years ago from LA and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 3-bed in Pine Hills. It's decent for what you get.

Jobs: The market is pricey right now, especially in hospitality. If you're in construction you might struggle.

People: Generally better than expected. It took about 10 months to build a solid friend group.

Food: surprisingly good. Tons of options if you like Thai.

Give it a chance - it might surprise you..
