Relocating to Sand Springs, OK -pros and cons?

Not sure if this has been asked before, but The median home value here is around $186,700, which is actually reasonable. It's a a small town city with about 19,973 people. It's a very car-dependent city, for better or worse. The weather takes some getting used to. Let me know your thoughts.

OK so I've been meaning to write this for a while. I moved here 9 years ago from Chicago and here's my honest breakdown:

Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 4-bed in Lakewood. It's pretty good for what you get.

Jobs: The market is pricey right now, especially in healthcare. If you're in construction you might struggle.

People: Generally solid. It took about 11 months to build a solid friend group.

Food: better than expected. Tons of options if you like seafood.

Definitely worth checking out..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Sunset for 1 years. Moved from Seattle for family. Here's my honest, detailed take:

**Housing:**
The market right now is hit or miss. We bought in 2022 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
real estate is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.

**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is solid - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Sunset schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Not very walkable outside downtown. And school system can be frustrating.

**Bottom line:**

I've lived in Meadowbrook for about 11 years now, so I can give you a pretty detailed perspective.

I'm still on the fence after all this time. When I first moved here from Phoenix, I was surprised by public transit. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Great outdoor activities nearby
- Growing food and restaurant scene
- The housing market scene is challenging

The downsides:
- Summers can be brutally hot
- Winters are long and cold

Overall I'd rate it 7/10 for couples. No regrets on my end..
