Hey everyone, We're a young couple and Homes are going for about $2,000,001 on average. It's a a small town city with about 2,725 people. Crime rate is something to consider -Sands Point sits at 26.2 per 100K. Household incomes average around $250,001 in Sands Point. It's a very car-dependent city, for better or worse. The city has invested a lot in new development. I'd say it's better for families than young singles. Cost of living is definitely rising, but still manageable. Traffic can be rough during rush hour, no sugarcoating that. Property taxes are high but you get good services. It's changing fast -some good, some not so much. We moved here with our family and it's improved dramatically in recent years. Schools in Downtown area are hit or miss. Kids love it here.

From a safety perspective, it really depends on the area. Some neighborhoods are surprisingly good, others not so much. Do your research on specific streets.

I've lived in Highland for about 15 years now, so I can give you a pretty detailed perspective.
I genuinely enjoy living here. When I first moved here from San Francisco, I was surprised by walkability. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Good schools in most areas
- Lots of new development happening
- The job market scene is better than expected
The downsides:
- Winters are long and cold
- Homeless population growing downtown
Overall I'd rate it 9/10 for couples. Happy to answer more specific questions..

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a HR manager, 49, moved here 7 years ago from Austin. I've lived in South and West, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Low crime in most neighborhoods
3. Good internet infrastructure
4. The people are generally improving - I found my community within the first year
**What I don't love:**
1. Nightlife is limited
2. Bugs and humidity in summer
3. The school system situation is developing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- South: Great for families. decent vibes, walkable.
- West: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Austin, everything felt excellent. Rent is about /mo. Groceries are affordable. Gas is growing. You can live comfortably on $100K-$110K here.
**Final verdict:**

Real talk - this place is not for everyone, and I think that's OK.
If you value cost of living, you'll love it. The community vibe is genuinely hit or miss and I've found it exceeded my expectations. My neighborhood (East) is competitive and I feel safe walking around at night.
But if you're coming from Baltimore, be prepared for the culture shock. cost of living is completely different here. And Summers can be brutally hot.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

My experience has been mostly positive. it's improved dramatically in recent years. The only thing I'd watch out for is dating scene. Other than that, Your mileage may vary depending on what you're looking for..
