Best kept secrets of Sanford, NC

Anyone else feel this way? Just moved here 11 months ago and Rent is about $965/month for a decent place. Household incomes average around $54,294 in Sanford. Average temperature is around 61--F, so the weather is moderate. Median household income is $54,294, which feels on the lower side for the area. Downtown has improved a lot in recent years. The food scene here is surprisingly good. Am I overthinking this? Honestly, I think it's a great place if you know where to look. It's a very car-dependent city, for better or worse. Public transit needs a lot of work honestly. The suburbs are where most families end up. Downtown has improved a lot in recent years.

Renting here right now, paying about /mo for a 4-bedroom. it's not perfect but it works for me. Compared to Raleigh it's tough.

Hot take but it's exactly what I was looking for. I know a lot of people disagree but after 7 years here, that's my honest assessment.

OK so I've been meaning to write this for a while. I moved here 10 years ago from Salt Lake City and here's my honest breakdown:

Housing: It's gotten pricier but still beats the coasts. We're paying /mo for a 2-bed in Pine Hills. It's underrated for what you get.

Jobs: The market is competitive right now, especially in manufacturing. If you're in construction you might struggle.

People: Generally decent. It took about 4 months to build a solid friend group.

Food: surprisingly good. Tons of options if you like Korean.

Happy to answer more specific questions..
