Been meaning to ask this. Military spouse here. Poverty rate is 10.4%, which is around average. Median household income is $74,428, which feels about average for the area. Household incomes average around $74,428 in Sanger. Night life is decent if you know the right spots. Cost of living is definitely rising, but still manageable. Downtown has improved a lot in recent years. Honestly, I think it's a great place if you know where to look. The city has invested a lot in new development.
Pros:
- Affordable cost of living
- Friendly people
- Good healthcare facilities
Cons:
- Traffic can be terrible
- Sprawl everywhere
- Limited dining options
- Limited cultural events
Am I overthinking this? The parks and outdoor areas are a huge plus. Cost of living is definitely rising, but still manageable. Downtown has improved a lot in recent years. Honestly, I think it's a great place if you know where to look. It's changing fast -some good, some not so much. People here are genuinely friendly, not just surface-level. Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services. The suburbs are where most families end up. Public transit needs a lot of work honestly. It's a very car-dependent city, for better or worse. It's changing fast -some good, some not so much. It's not perfect, but the community is solid. The school system varies a lot by neighborhood. Honestly, I think it's a great place if you know where to look. The weather takes some getting used to. The school system varies a lot by neighborhood. Renting here right now, paying about /mo for a 4-bedroom. it's been a really good experience overall. Compared to Seattle it's improving.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Westside for 14 years. Moved from Boston for retirement. Here's my honest, detailed take:
**Housing:**
The market right now is decent. We bought in 2024 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 3-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
healthcare is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.
**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is pretty good - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Westside schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Road conditions need improvement. And community vibe can be frustrating.
**Bottom line:**
For singles, I'd say this is a 6/10. Give it a chance - it might surprise you.. Feel free to ask specific questions - happy to help.

Gonna give a different perspective here since most replies seem tough.
I've been here 10 years and it's been a really good experience overall. The thing nobody mentions is job market. It's affordable and it affects daily life more than you'd think.
That said, the dating scene is legit. And if you're into golfing, this place is improving.
Neighborhood matters A LOT here. The Oak Park side vs the Cedar Grove side are basically different cities. Make sure you visit both before deciding.
Would recommend to anyone considering it..

No regrets on my end..

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a lawyer, 27, moved here 13 years ago from Nashville. I've lived in West and Midtown, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Growing food and restaurant scene
3. Strong sense of community
4. The people are generally decent - I found my community within the first year
**What I don't love:**
1. Summers can be brutally hot
2. Urban sprawl is real
3. The weather situation is pricey and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- West: Great for young professionals. tough vibes, walkable.
- Midtown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Nashville, everything felt hit or miss. Rent is about /mo. Groceries are competitive. Gas is stable. You can live comfortably on $50K-$70K here.
**Final verdict:**
Would recommend to anyone considering it.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
