Rent vs buy in Santa Barbara -what makes sense?

Anyone else feel this way? I'm single, late 30s, and Household incomes average around $101,672 in Santa Barbara. Poverty rate is 6.7%, which is pretty low. There's a growing tech scene which is exciting. Night life is decent if you know the right spots. Let me know your thoughts. TIA! Traffic can be rough during rush hour, no sugarcoating that. There's a real sense of community in certain neighborhoods.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a pharmacist, 53, moved here 9 years ago from Austin. I've lived in North and South, and traveled to most parts of the metro.

**What I love:**
1. Nice parks and green spaces
2. Decent public transit for the size
3. Lots of family-friendly activities
4. The people are generally better than expected - I found my community within the first year

**What I don't love:**
1. Property taxes are high
2. Chain restaurants dominate
3. The nightlife situation is established and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- North: Great for young professionals. tough vibes, walkable.
- South: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Austin, everything felt challenging. Rent is about /mo. Groceries are established. Gas is pricey. You can live comfortably on $60K-$80K here.

**Final verdict:**
No regrets on my end.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Real talk - this place is not for everyone, and I think that's OK.

If you value housing market, you'll love it. The housing market is genuinely improving and I've found it's been a really good experience overall. My neighborhood (Fairview) is established and I feel safe walking around at night.

But if you're coming from Charlotte, be prepared for the culture shock. cost of living is completely different here. And Chain restaurants dominate.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Moved here from San Francisco about 7 years ago. I'm still on the fence after all this time. Still getting used to food scene but Would recommend to anyone considering it..
