Living in Santaquin -the reality

Anyone else feel this way? Been living here since 2009. With a population of 15,391, Santaquin is a small town. The median home value here is around $434,700, which is pretty steep. Homes are going for about $434,700 on average. It's a a small town city with about 15,391 people. Average temperature is around 51--F, so expect cold winters. It's not perfect, but the community is solid. I'd say it's better for families than young singles. The suburbs are where most families end up. Traffic can be rough during rush hour, no sugarcoating that. The food scene here is surprisingly good.

- Good healthcare facilities

The city has invested a lot in new development. People here are genuinely friendly, not just surface-level. The weather takes some getting used to. OK so I've been meaning to write this for a while. I moved here 15 years ago from Charlotte and here's my honest breakdown:

Housing: The market is competitive but not impossible. We're paying /mo for a 3-bed in Maple Ridge. It's decent for what you get.

Jobs: The market is affordable right now, especially in manufacturing. If you're in legal you might struggle.

People: Generally decent. It took about 16 months to build a solid friend group.

Food: surprisingly good. Tons of options if you like Asian.

Real talk - this place is not for everyone, and I think that's OK.

If you value safety, you'll love it. The cost of living is genuinely surprisingly good and I've found I'm still on the fence after all this time. My neighborhood (Oak Park) is pricey and I feel safe walking around at night.

But if you're coming from Dallas, be prepared for the culture shock. walkability is completely different here. And Limited public transit options.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
