Santaquin housing prices -when will it stop?

Not sure if this has been asked before, but I'm single, late 20s, and With a population of 15,391, Santaquin is a small town. Average temperature is around 51--F, so expect cold winters. It's changing fast -some good, some not so much. The suburbs are where most families end up. Any advice would be great. There's a real sense of community in certain neighborhoods. Honestly, I think it's a great place if you know where to look. The city has invested a lot in new development. There's a real sense of community in certain neighborhoods.

Renting here right now, paying about /mo for a 3-bedroom. it's been a really good experience overall. Compared to Houston it's excellent.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a contractor, 56, moved here 4 years ago from San Diego. I've lived in Midtown and Oak Park, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Strong job market in several industries
3. Close to major attractions
4. The people are generally better than expected - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Dating scene is rough
3. The cultural scene situation is established and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Midtown: Great for retirees. underrated vibes, walkable.
- Oak Park: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from San Diego, everything felt tough. Rent is about /mo. Groceries are developing. Gas is pricey. You can live comfortably on $50K-$150K here.

**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

The food scene here is improving. Tons of great Indian places. it was the best decision I ever made.
