OK so I'm a college student here and Average temperature is around 69--F, so the weather is moderate. Poverty rate is 4.6%, which is pretty low. The school system varies a lot by neighborhood. What neighborhoods would you suggest?

Real talk - this place is not for everyone, and I think that's OK.
If you value housing market, you'll love it. The housing market is genuinely challenging and I've found it's been a really good experience overall. My neighborhood (South) is manageable and I feel safe walking around at night.
But if you're coming from San Diego, be prepared for the culture shock. pet-friendliness is completely different here. And Traffic during rush hour is rough.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I'd say the biggest thing people don't talk about is community vibe. it's been a really good experience overall. Worth doing your research before committing.
