Curious what people think. I'm originally from Las Vegas and Poverty rate is 0.7%, which is pretty low. Rent is about $2,362/month for a decent place. Median household income is $140,887, which feels pretty solid for the area. The food scene here is surprisingly good. People here are genuinely friendly, not just surface-level. Any advice would be great. Honestly, I think it's a great place if you know where to look. Traffic can be rough during rush hour, no sugarcoating that. There's a growing tech scene which is exciting. Public transit is solid here. You'll probably need a car for most things. it exceeded my expectations.

I've lived in Sunset for about 12 years now, so I can give you a pretty detailed perspective.
it's exactly what I was looking for. When I first moved here from Boston, I was surprised by weather. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Growing food and restaurant scene
- Lots of new development happening
- The food scene scene is improving
The downsides:
- Limited public transit options
- Property taxes are high
Overall I'd rate it 9/10 for retirees. Your mileage may vary depending on what you're looking for..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Sunset for 7 years. Moved from Chicago for my partner's job. Here's my honest, detailed take:
**Housing:**
The market right now is surprisingly good. We bought in 2016 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. The market is competitive but not impossible.
**Employment:**
tech is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.
**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is surprisingly good - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Limited high-paying job options. And walkability can be frustrating.
**Bottom line:**
For retirees, I'd say this is a 8/10. Would recommend to anyone considering it.. Feel free to ask specific questions - happy to help.

Weather-wise, the summers are surprisingly good and winters are developing. You get used to it after the first year.

If you're remote, this place is great for cost of living. it's been a really good experience overall. Internet is challenging in most areas.

I've lived in Pine Hills for about 3 years now, so I can give you a pretty detailed perspective.
it's improved dramatically in recent years. When I first moved here from Nashville, I was surprised by outdoor recreation. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Strong job market in several industries
- Good internet infrastructure
- The weather scene is tough
The downsides:
- Road conditions need improvement
- Limited shopping options
Overall I'd rate it 6/10 for singles. Feel free to reach out with questions..
