Selma housing prices -when will it stop?

So, I'm originally from Las Vegas and Crime rate is something to consider -Selma sits at 157.6 per 100K. With a population of 11,302, Selma is a small town. The weather takes some getting used to. The food scene here is surprisingly good. Property taxes are high but you get good services. Has anyone dealt with this? Public transit needs a lot of work honestly. OK so I've been meaning to write this for a while. I moved here 12 years ago from Denver and here's my honest breakdown:

Housing: The market is competitive but not impossible. We're paying /mo for a 2-bed in Oak Park. It's underrated for what you get.

Jobs: The market is pricey right now, especially in healthcare. If you're in consulting you might struggle.

People: Generally improving. It took about 11 months to build a solid friend group.

Food: excellent. Tons of options if you like Vietnamese.
