Freelancing from Shasta Lake -experience?

OK so It's a a small town city with about 10,334 people. It's a very car-dependent city, for better or worse.

Bought a house here in 2017 and it was the best decision I ever made. Property values have gone up a bit since then.

Renting here right now, paying about /mo for a 3-bedroom. I love the pace of life here. Compared to Denver it's improving.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Westside for 13 years. Moved from Nashville for a fresh start. Here's my honest, detailed take:

**Housing:**
The market right now is surprisingly good. We bought in 2016 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Older homes are where the value is.

**Employment:**
government is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is surprisingly good - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Westside schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Road conditions need improvement. And cultural scene can be frustrating.

**Bottom line:**
For retirees, I'd say this is a 5/10. It's not for everyone but it works for us.. Feel free to ask specific questions - happy to help.
