Longtime lurker here, Homes are going for about $205,400 on average. Poverty rate is 3.4%, which is pretty low. The school system varies a lot by neighborhood. The food scene here is surprisingly good. Does this match your experience? People here are genuinely friendly, not just surface-level. Honestly, I think it's a great place if you know where to look.

OK so I've been meaning to write this for a while. I moved here 11 years ago from Portland and here's my honest breakdown:
Housing: The market is competitive but not impossible. We're paying /mo for a 2-bed in East. It's underrated for what you get.
Jobs: The market is wild right now, especially in hospitality. If you're in education you might struggle.
People: Generally average. It took about 6 months to build a solid friend group.
Food: better than expected. Tons of options if you like craft beer.
Would recommend to anyone considering it..

Gonna give a different perspective here since most replies seem average.
I've been here 14 years and the quality of life is solid. The thing nobody mentions is public transit. It's competitive and it affects daily life more than you'd think.
That said, the public transit is legit. And if you're into surfing, this place is better than expected.
Neighborhood matters A LOT here. The Sunset side vs the Midtown side are basically different cities. Make sure you visit both before deciding.
Hope this helps!.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Fairview for 4 years. Moved from LA for family. Here's my honest, detailed take:
**Housing:**
The market right now is excellent. We bought in 2021 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Older homes are where the value is.
**Employment:**
consulting is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is tough - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Fairview schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Nightlife is limited. And outdoor recreation can be frustrating.
**Bottom line:**
For families, I'd say this is a 8/10. Good luck with whatever you decide.. Feel free to ask specific questions - happy to help.
