Cheapest neighborhoods in Shelby?

First post here. I'm single, late 30s, and Crime rate is something to consider -Shelby sits at 718.2 per 100K. Median household income is $50,705, which feels on the lower side for the area. Public transit needs a lot of work honestly. The school system varies a lot by neighborhood. Traffic can be rough during rush hour, no sugarcoating that. Would love some local perspective. Honestly, I think it's a great place if you know where to look. People here are genuinely friendly, not just surface-level. It's a very car-dependent city, for better or worse. Real talk - this place is not for everyone, and I think that's OK.

If you value pet-friendliness, you'll love it. The school system is genuinely improving and I've found it's been a really good experience overall. My neighborhood (East) is growing and I feel safe walking around at night.

But if you're coming from Atlanta, be prepared for the culture shock. weather is completely different here. And Rising rent and home prices.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've lived in Meadowbrook for about 6 years now, so I can give you a pretty detailed perspective.

there are trade-offs but the good outweighs the bad. When I first moved here from Miami, I was surprised by walkability. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Cost of living is very reasonable
- Four distinct seasons
- The job market scene is underrated

The downsides:
- Nightlife is limited
- Homeless population growing downtown

Overall I'd rate it 9/10 for singles. It's not for everyone but it works for us..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a data analyst, 56, moved here 8 years ago from New York. I've lived in Cedar Grove and Springfield, and traveled to most parts of the metro.

**What I love:**
1. Good healthcare facilities
2. Lots of new development happening
3. Diverse dining options
4. The people are generally tough - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Limited shopping options
3. The cost of living situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Cedar Grove: Great for singles. tough vibes, walkable.
- Springfield: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from New York, everything felt challenging. Rent is about /mo. Groceries are manageable. Gas is manageable. You can live comfortably on $70K-$140K here.

I've lived in Highland for about 7 years now, so I can give you a pretty detailed perspective.

the quality of life is solid. When I first moved here from San Francisco, I was surprised by job market. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Good internet infrastructure
- Diverse dining options
- The pet-friendliness scene is average

The downsides:
- Not very walkable outside downtown
- Homeless population growing downtown

Overall I'd rate it 6/10 for remote workers. It's not for everyone but it works for us..

Great question. I'll try to be comprehensive here.

I'm a accountant who relocated here from Boston about 11 years ago. The main reasons were school and a fresh start.

Pros I've experienced:
- Friendly community, easy to meet people
- Nice parks and green spaces
- Decent public transit for the size

Cons that are real:
- Property taxes are high
- Bugs and humidity in summer

Financially, we've found it decent compared to where we came from. Lots of new construction which should help. Groceries are growing, gas is average.

Socially, it's improved dramatically in recent years. No regrets on my end..
