So, I'm a 45-year-old project manager and With a population of 21,868, Shelby is a small town. You can expect to pay around $899 for rent here. Household incomes average around $50,705 in Shelby. Median household income is $50,705, which feels on the lower side for the area. Honestly, I think it's a great place if you know where to look. It's changing fast -some good, some not so much. The suburbs are where most families end up. Public transit needs a lot of work honestly. The parks and outdoor areas are a huge plus. There's a real sense of community in certain neighborhoods. Downtown has improved a lot in recent years. The suburbs are where most families end up. The school system varies a lot by neighborhood. There's a real sense of community in certain neighborhoods. People here are genuinely friendly, not just surface-level. Public transit needs a lot of work honestly.

If you're remote, this place is great for cost of living. it's been a really good experience overall. Internet is hit or miss in most areas.

Real talk - this place is not for everyone, and I think that's OK.
If you value nightlife, you'll love it. The traffic is genuinely pretty good and I've found I genuinely enjoy living here. My neighborhood (The Heights) is pricey and I feel safe walking around at night.
But if you're coming from Chicago, be prepared for the culture shock. school system is completely different here. And Not very walkable outside downtown.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Used to live on the Fairview side, now on the Sunset side. Completely different vibe. I love the pace of life here.

Bought a house here in 2016 and I'm still on the fence after all this time. Property values have gone about the same since then.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Old Town for 14 years. Moved from Pittsburgh for school. Here's my honest, detailed take:
**Housing:**
The market right now is challenging. We bought in 2023 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Lots of new construction which should help.
**Employment:**
construction is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.
**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is underrated - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Old Town schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Homeless population growing downtown. Limited entertainment options. And community vibe can be frustrating.
**Bottom line:**
For retirees, I'd say this is a 9/10. Your mileage may vary depending on what you're looking for.. Feel free to ask specific questions - happy to help.

Came here for weather and stayed because it was the best decision I ever made. The weather is honestly underrated and I don't see that changing anytime soon.

OK so I've been meaning to write this for a while. I moved here 8 years ago from Atlanta and here's my honest breakdown:
Housing: Lots of new construction which should help. We're paying /mo for a 4-bed in Maple Ridge. It's excellent for what you get.
Jobs: The market is growing right now, especially in finance. If you're in education you might struggle.
People: Generally average. It took about 13 months to build a solid friend group.
Food: surprisingly good. Tons of options if you like Southern.
Good luck with whatever you decide..
