Housing market in Shelby right now

Not sure if this has been asked before, but My partner and I are Median household income is $50,705, which feels on the lower side for the area. The median home value here is around $185,400, which is actually reasonable. Property taxes are high but you get good services. Honestly, I think it's a great place if you know where to look. What are your go-to spots? The city has invested a lot in new development.

Great question. I'll try to be comprehensive here.

I'm a nurse who relocated here from Boston about 7 years ago. The main reasons were work and retirement.

Pros I've experienced:
- Growing food and restaurant scene
- Close to major attractions
- Good airport with direct flights

Cons that are real:
- Chain restaurants dominate
- Limited shopping options

Financially, we've found it solid compared to where we came from. Lots of new construction which should help. Groceries are pricey, gas is improving.

Socially, it was the best decision I ever made. It's not for everyone but it works for us..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Cedar Grove for 7 years. Moved from Baltimore for a job opportunity. Here's my honest, detailed take:

**Housing:**
The market right now is better than expected. We bought in 2024 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 3-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
engineering is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
I love the pace of life here. The outdoor scene is hit or miss - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Cedar Grove schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Chain restaurants dominate. And safety can be frustrating.

**Bottom line:**

- Strong job market in several industries
- Affordable housing options

Cons that are real:
- Limited entertainment options
- Far from beaches/mountains

Financially, we've found it surprisingly good compared to where we came from. Older homes are where the value is. Groceries are manageable, gas is improving.
