Hello, Poverty rate is 7.5%, which is pretty low. Household incomes average around $79,157 in Sherwood. With a population of 32,915, Sherwood is a smaller city. It's not perfect, but the community is solid. Property taxes are high but you get good services. The weather takes some getting used to. What are your go-to spots? Public transit needs a lot of work honestly. The school system varies a lot by neighborhood. Traffic can be rough during rush hour, no sugarcoating that. The food scene here is surprisingly good. The parks and outdoor areas are a huge plus. The food scene here is surprisingly good. The weather takes some getting used to. It's changing fast -some good, some not so much. The school system varies a lot by neighborhood. Traffic can be rough during rush hour, no sugarcoating that. There's a real sense of community in certain neighborhoods. Night life is decent if you know the right spots. Traffic can be rough during rush hour, no sugarcoating that. It's a very car-dependent city, for better or worse.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Riverside for 13 years. Moved from LA for work. Here's my honest, detailed take:
**Housing:**
The market right now is better than expected. We bought in 2016 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Buying is tough right now, renting is more reasonable.
**Employment:**
construction is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.
**Quality of Life:**
it exceeded my expectations. The outdoor scene is better than expected - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Riverside schools are underrated. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Bugs and humidity in summer. And public transit can be frustrating.
**Bottom line:**
For remote workers, I'd say this is a 5/10. No regrets on my end.. Feel free to ask specific questions - happy to help.

I've been in Highland for 14 years. Moved from Austin for quality of life. Here's my honest, detailed take:
**Housing:**
The market right now is average. We bought in 2020 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. The market is competitive but not impossible.
**Employment:**
hospitality is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.
**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is underrated - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Highland schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Not very walkable outside downtown. And cost of living can be frustrating.
**Bottom line:**
For families, I'd say this is a 9/10. It's not for everyone but it works for us.. Feel free to ask specific questions - happy to help.

Renting here right now, paying about /mo for a 1-bedroom. there are trade-offs but the good outweighs the bad. Compared to Portland it's decent.

Real talk - this place is not for everyone, and I think that's OK.
If you value weather, you'll love it. The traffic is genuinely solid and I've found it's improved dramatically in recent years. My neighborhood (Old Town) is developing and I feel safe walking around at night.
But if you're coming from Raleigh, be prepared for the culture shock. dating scene is completely different here. And Not very walkable outside downtown.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK so I've been meaning to write this for a while. I moved here 15 years ago from Boston and here's my honest breakdown:
Housing: Older homes are where the value is. We're paying /mo for a 3-bed in Sunset. It's tough for what you get.
Jobs: The market is established right now, especially in engineering. If you're in retail you might struggle.
People: Generally surprisingly good. It took about 7 months to build a solid friend group.
Food: tough. Tons of options if you like Korean.
No regrets on my end..

My experience has been mostly positive. it's improved dramatically in recent years. The only thing I'd watch out for is school system. Other than that, Your mileage may vary depending on what you're looking for..
