Cost of living reality check -Shoreview

Not sure if this has been asked before, but I'm a college student here and Poverty rate is 4.2%, which is pretty low. The median home value here is around $365,100, which seems about average. The unemployment rate is 2.3%, which is pretty low. It's a a smaller city city with about 26,724 people. Honestly, I think it's a great place if you know where to look. Downtown has improved a lot in recent years. Traffic can be rough during rush hour, no sugarcoating that. Am I wrong here? The city has invested a lot in new development.
