Housing in Shreveport compared to Memphis

Hey folks, I work in consulting and Average temperature is around 68°F, so the weather is moderate. The unemployment rate is 5.1%, which is about average. Poverty rate is 18.4%, which is higher than I expected. Rent is about $980/month for a decent place. It's changing fast — some good, some not so much. Cost of living is definitely rising, but still manageable. There's a real sense of community in certain neighborhoods. Am I overthinking this? There's a growing tech scene which is exciting. Hot take but I wouldn't want to live anywhere else right now. I know a lot of people disagree but after 12 years here, that's my honest assessment.
