Hey everyone, Been living here since 2011. Rent is about $1,728/month for a decent place. Homes are going for about $239,200 on average. Household incomes average around $85,250 in Sierra View. Has anyone dealt with this? It's a very car-dependent city, for better or worse. It's not perfect, but the community is solid. It's changing fast -some good, some not so much. Depends on what you're looking for honestly. If you want community vibe, then yeah this place is great. But if public transit matters to you, might want to look elsewhere.

Background: I'm a social worker, 49, moved here 14 years ago from Baltimore. I've lived in Maple Ridge and Lakewood, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Nice parks and green spaces
3. Strong job market in several industries
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Not very walkable outside downtown
2. Property taxes are high
3. The cost of living situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Maple Ridge: Great for families. tough vibes, walkable.
- Lakewood: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Baltimore, everything felt average. Rent is about /mo. Groceries are established. Gas is stable. You can live comfortably on $100K-$140K here.

**Final verdict:**

Great question. I'll try to be comprehensive here.

I'm a lawyer who relocated here from Phoenix about 13 years ago. The main reasons were cost of living and quality of life.

Pros I've experienced:
- Great outdoor activities nearby
- Good schools in most areas
- Active local events and festivals

Cons that are real:
- Winters are long and cold
- Rising rent and home prices

Financially, we've found it decent compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are stable, gas is excellent.

Socially, it's been a really good experience overall. It's not for everyone but it works for us..
