Is it worth buying in Silverton?

I'm a 25-year-old writer and Crime rate is something to consider -Silverton sits at 147.7 per 100K. Homes are going for about $461,800 on average. People here are genuinely friendly, not just surface-level. There's a real sense of community in certain neighborhoods. Worth the trade-offs? The parks and outdoor areas are a huge plus. Cost of living is definitely rising, but still manageable. It's not perfect, but the community is solid.

Public transit is better than expected here. You'll probably need a car for most things. I'm still on the fence after all this time.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a physical therapist, 51, moved here 15 years ago from Phoenix. I've lived in Fairview and East, and traveled to most parts of the metro.

**What I love:**
1. Nice parks and green spaces
2. Decent public transit for the size
3. Affordable housing options
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Nightlife is limited
2. Can feel isolated
3. The safety situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Fairview: Great for young professionals. solid vibes, walkable.
- East: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Phoenix, everything felt improving. Rent is about /mo. Groceries are developing. Gas is wild. You can live comfortably on $70K-$90K here.

**What I love:**
1. Friendly community, easy to meet people
2. Nice parks and green spaces
3. Good internet infrastructure
4. The people are generally hit or miss - I found my community within the first year

**What I don't love:**
1. Summers can be brutally hot
2. Rising rent and home prices
3. The school system situation is pricey and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Oak Park: Great for families. challenging vibes, walkable.
- Westside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

Bought a house here in 2021 and I wouldn't want to live anywhere else right now. Property values have gone up significantly since then.
