Sinking Spring housing prices -when will it stop?

Curious what people think. I grew up here but left for a while. Crime rate is something to consider -Sinking Spring sits at 169.4 per 100K. It's a a small town city with about 4,288 people. The unemployment rate is 1.4%, which is pretty low. The weather takes some getting used to. Public transit needs a lot of work honestly. TIA! There's a growing tech scene which is exciting. The weather takes some getting used to. The parks and outdoor areas are a huge plus. The suburbs are where most families end up. Traffic can be rough during rush hour, no sugarcoating that. We moved here with our family and it's improved dramatically in recent years. Schools in Downtown area are excellent. Kids love it here.

From a safety perspective, it really depends on the area. Some neighborhoods are solid, others not so much. Do your research on specific streets.
