Rent vs buy in Smithville -what makes sense?

Hey folks, I grew up here but left for a while. Crime rate is something to consider -Smithville sits at 142.8 per 100K. With a population of 10,552, Smithville is a small town. The city has invested a lot in new development. What would you do? People here are genuinely friendly, not just surface-level. Cost of living is definitely rising, but still manageable.

Bought a house here in 2022 and it's exactly what I was looking for. Property values have gone up a bit since then.

Gonna give a different perspective here since most replies seem surprisingly good.

I've been here 9 years and it was the best decision I ever made. The thing nobody mentions is traffic. It's wild and it affects daily life more than you'd think.

That said, the traffic is legit. And if you're into hiking, this place is average.

Neighborhood matters A LOT here. The Springfield side vs the North side are basically different cities. Make sure you visit both before deciding.

Would recommend to anyone considering it..
