I'm a 48-year-old project manager and It's a a small town city with about 9,260 people. Crime rate is something to consider -Smithville sits at 357.2 per 100K. Median household income is $72,875, which feels about average for the area. Poverty rate is 5.6%, which is pretty low. Downtown has improved a lot in recent years. There's a growing tech scene which is exciting. The school system varies a lot by neighborhood. Traffic can be rough during rush hour, no sugarcoating that. The suburbs are where most families end up. Honestly, I think it's a great place if you know where to look. People here are genuinely friendly, not just surface-level. There's a growing tech scene which is exciting. It's not perfect, but the community is solid.

OK so I've been meaning to write this for a while. I moved here 7 years ago from San Diego and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 4-bed in Old Town. It's pretty good for what you get.

Jobs: The market is stable right now, especially in healthcare. If you're in real estate you might struggle.

People: Generally tough. It took about 17 months to build a solid friend group.

Food: hit or miss. Tons of options if you like Southern.

Would recommend to anyone considering it..
