Unpopular opinion about Socastee

Not sure if this has been asked before, but The median home value here is around $218,200, which is actually reasonable. Rent is about $1,244/month for a decent place. It's a a small town city with about 24,629 people. Crime rate is something to consider -Socastee sits at 167.1 per 100K. The weather takes some getting used to. There's a real sense of community in certain neighborhoods. It's not perfect, but the community is solid. Traffic can be rough during rush hour, no sugarcoating that.

Pros:
- Great weather
- Diverse community
- Low taxes
- Good healthcare facilities

Cons:
- Far from major airports
- Limited cultural events
- Chain restaurants dominate
- Not enough green space
Appreciate any input. Public transit needs a lot of work honestly. Downtown has improved a lot in recent years. The parks and outdoor areas are a huge plus. Night life is decent if you know the right spots. There's a growing tech scene which is exciting. The parks and outdoor areas are a huge plus. Honestly, I think it's a great place if you know where to look. People here are genuinely friendly, not just surface-level. Traffic can be rough during rush hour, no sugarcoating that. The food scene here is surprisingly good. There's a real sense of community in certain neighborhoods. There's a real sense of community in certain neighborhoods.

I've been living here for 13 years and I'd say I'm still on the fence after all this time. The school system is hit or miss compared to other places I've lived. Overall Give it a chance - it might surprise you..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a data analyst, 55, moved here 10 years ago from Dallas. I've lived in Riverside and Fairview, and traveled to most parts of the metro.

**What I love:**
1. Decent public transit for the size
2. Affordable housing options
3. Lots of family-friendly activities
4. The people are generally underrated - I found my community within the first year

**What I don't love:**
1. Not very walkable outside downtown
2. Limited high-paying job options
3. The healthcare situation is established and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Riverside: Great for couples. improving vibes, walkable.
- Fairview: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Dallas, everything felt surprisingly good. Rent is about /mo. Groceries are growing. Gas is growing. You can live comfortably on $100K-$150K here.

**Final verdict:**
Good luck with whatever you decide.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
