South Bend housing prices -when will it stop?

So, I'm originally from Nashville and The median home value here is around $124,500, which is actually reasonable. Average temperature is around 52--F, so expect cold winters. You can expect to pay around $1,000 for rent here. It's not perfect, but the community is solid. Traffic can be rough during rush hour, no sugarcoating that. Night life is decent if you know the right spots. Cost of living is definitely rising, but still manageable. Public transit needs a lot of work honestly.
