Random thought, I grew up here but left for a while. Homes are going for about $608,500 on average. You can expect to pay around $1,471 for rent here. Rent is about $1,471/month for a decent place. Average temperature is around 63--F, so the weather is moderate. People here are genuinely friendly, not just surface-level. Property taxes are high but you get good services. There's a real sense of community in certain neighborhoods. Am I wrong here? It's changing fast -some good, some not so much.

Real talk - this place is not for everyone, and I think that's OK.
If you value walkability, you'll love it. The public transit is genuinely pretty good and I've found it was the best decision I ever made. My neighborhood (Eastside) is stable and I feel safe walking around at night.
But if you're coming from Portland, be prepared for the culture shock. cost of living is completely different here. And Nightlife is limited.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

We moved here with our family and there are trade-offs but the good outweighs the bad. Schools in West area are hit or miss. Kids love it here.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a electrician, 37, moved here 2 years ago from Tampa. I've lived in Sunset and Pine Hills, and traveled to most parts of the metro.
**What I love:**
1. Lots of new development happening
2. Good internet infrastructure
3. Diverse dining options
4. The people are generally tough - I found my community within the first year
**What I don't love:**
1. Summers can be brutally hot
2. Not a lot of cultural diversity
3. The cost of living situation is manageable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Sunset: Great for young professionals. pretty good vibes, walkable.
- Pine Hills: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Tampa, everything felt decent. Rent is about /mo. Groceries are affordable. Gas is pricey. You can live comfortably on $100K-$150K here.
**Final verdict:**
