Cheapest neighborhoods in South Monrovia Island?

Curious what people think. I'm single, late 40s, and It's a a small town city with about 7,072 people. You can expect to pay around $1,985 for rent here. Crime rate is something to consider -South Monrovia Island sits at 1,262.3 per 100K. Average temperature is around 65--F, so the weather is moderate. With a population of 7,072, South Monrovia Island is a small town. The parks and outdoor areas are a huge plus. There's a growing tech scene which is exciting. I'd say it's better for families than young singles. It's a very car-dependent city, for better or worse.

Pros:
- Nice parks and trails
- Low taxes
- Walkable downtown
- Active local events

Cons:
- Hot summers
- Cold winters
- Rising rent prices
- Mosquitoes and humidity
Has anyone dealt with this? The parks and outdoor areas are a huge plus. The city has invested a lot in new development. People here are genuinely friendly, not just surface-level. There's a real sense of community in certain neighborhoods. The suburbs are where most families end up. Traffic can be rough during rush hour, no sugarcoating that. I'd say it's better for families than young singles. Night life is decent if you know the right spots. Night life is decent if you know the right spots. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a data analyst, 47, moved here 2 years ago from Atlanta. I've lived in Meadowbrook and Lakewood, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Strong job market in several industries
3. Diverse dining options
4. The people are generally hit or miss - I found my community within the first year

**What I don't love:**
1. Road conditions need improvement
2. Limited entertainment options
3. The traffic situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Meadowbrook: Great for retirees. excellent vibes, walkable.
- Lakewood: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Atlanta, everything felt solid. Rent is about /mo. Groceries are competitive. Gas is manageable. You can live comfortably on $50K-$120K here.

**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
