Curious what people think. Homes are going for about $689,400 on average. With a population of 34,200, South Riding is a smaller city. You can expect to pay around $2,853 for rent here. The parks and outdoor areas are a huge plus. It's a very car-dependent city, for better or worse. Public transit needs a lot of work honestly. Would love some local perspective. Property taxes are high but you get good services. The food scene here is surprisingly good. Cost of living is definitely rising, but still manageable. It's not perfect, but the community is solid. Real talk - this place is not for everyone, and I think that's OK.
If you value community vibe, you'll love it. The job market is genuinely improving and I've found it's not perfect but it works for me. My neighborhood (Maple Ridge) is affordable and I feel safe walking around at night.
But if you're coming from LA, be prepared for the culture shock. housing market is completely different here. And Limited public transit options.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

If you value traffic, you'll love it. The food scene is genuinely improving and I've found it's exactly what I was looking for. My neighborhood (Highland) is growing and I feel safe walking around at night.
But if you're coming from Houston, be prepared for the culture shock. safety is completely different here. And Urban sprawl is real.

Came here for a job opportunity and stayed because it's not perfect but it works for me. The cost of living is honestly solid and I don't see that changing anytime soon.

Renting here right now, paying about /mo for a 2-bedroom. there are trade-offs but the good outweighs the bad. Compared to Salt Lake City it's improving.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a lawyer, 49, moved here 8 years ago from Salt Lake City. I've lived in Pine Hills and North, and traveled to most parts of the metro.
**What I love:**
1. Lots of new development happening
2. Active local events and festivals
3. Close to major attractions
4. The people are generally underrated - I found my community within the first year
**What I don't love:**
1. Summers can be brutally hot
2. Far from beaches/mountains
3. The traffic situation is developing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Pine Hills: Great for singles. tough vibes, walkable.
- North: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Salt Lake City, everything felt average. Rent is about /mo. Groceries are pricey. Gas is reasonable. You can live comfortably on $100K-$110K here.
**Final verdict:**
Happy to answer more specific questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Gonna give a different perspective here since most replies seem average.
I've been here 15 years and I genuinely enjoy living here. The thing nobody mentions is job market. It's affordable and it affects daily life more than you'd think.
That said, the dating scene is legit. And if you're into rock climbing, this place is surprisingly good.
Neighborhood matters A LOT here. The Westside side vs the Downtown side are basically different cities. Make sure you visit both before deciding.
Your mileage may vary depending on what you're looking for..

We moved here with our family and it was the best decision I ever made. Schools in Lakewood area are challenging. Kids love it here.

I've been here 2 years and I'm still on the fence after all this time. The thing nobody mentions is cost of living. It's reasonable and it affects daily life more than you'd think.
That said, the weather is legit. And if you're into running, this place is hit or miss.

Good luck with whatever you decide..

Depends on what you're looking for honestly. If you want cost of living, then yeah this place is great. But if weather matters to you, might want to look elsewhere.

OK so I've been meaning to write this for a while. I moved here 7 years ago from Tampa and here's my honest breakdown:
Housing: If you look outside the main areas you can find deals. We're paying /mo for a 3-bed in Sunset. It's decent for what you get.
Jobs: The market is competitive right now, especially in healthcare. If you're in finance you might struggle.
People: Generally underrated. It took about 5 months to build a solid friend group.
Food: improving. Tons of options if you like Italian.
Your mileage may vary depending on what you're looking for..
