Things that make South San Francisco unique

Been meaning to ask this. Crime rate is something to consider -South San Francisco sits at 243.2 per 100K. With a population of 64,487, South San Francisco is a smaller city. Homes are going for about $1,160,100 on average. Public transit needs a lot of work honestly. It's not perfect, but the community is solid. Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services. The school system varies a lot by neighborhood.

Pros:
- Low crime in most areas
- Diverse community
- Walkable downtown

Cons:
- Sprawl everywhere
- Limited dining options
- Chain restaurants dominate
Has anyone dealt with this? I'd say it's better for families than young singles. Traffic can be rough during rush hour, no sugarcoating that. Cost of living is definitely rising, but still manageable. Downtown has improved a lot in recent years. There's a real sense of community in certain neighborhoods.
