Housing market in South San Gabriel right now

I grew up here but left for a while. The unemployment rate is 2.6%, which is pretty low. Poverty rate is 4.3%, which is pretty low. Crime rate is something to consider -South San Gabriel sits at 268.5 per 100K. Homes are going for about $655,400 on average. The school system varies a lot by neighborhood. It's a very car-dependent city, for better or worse. Should I be concerned? I'd say it's better for families than young singles. The parks and outdoor areas are a huge plus. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a software engineer, 30, moved here 11 years ago from Austin. I've lived in Eastside and Westside, and traveled to most parts of the metro.

**What I love:**
1. Strong job market in several industries
2. Affordable housing options
3. Good airport with direct flights
4. The people are generally decent - I found my community within the first year

**What I don't love:**
1. Homeless population growing downtown
2. Limited entertainment options
3. The cost of living situation is established and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Eastside: Great for remote workers. underrated vibes, walkable.
- Westside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Austin, everything felt underrated. Rent is about /mo. Groceries are pricey. Gas is affordable. You can live comfortably on $60K-$70K here.
