Is South Valley still affordable?

Alright, I've been here for 4 years and The unemployment rate is 3.0%, which is pretty low. The median home value here is around $205,200, which is actually reasonable. Median household income is $51,062, which feels on the lower side for the area. Rent is about $942/month for a decent place. There's a growing tech scene which is exciting. Property taxes are high but you get good services. Downtown has improved a lot in recent years. People here are genuinely friendly, not just surface-level.

Pros:

- Good internet infrastructure

Cons:
- Sprawl everywhere
- Not very walkable
- Boring for young people
- Mosquitoes and humidity
- Chain restaurants dominate

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a writer, 34, moved here 3 years ago from Houston. I've lived in East and Sunset, and traveled to most parts of the metro.

**What I love:**
1. Good healthcare facilities
2. Decent public transit for the size
3. Four distinct seasons
4. The people are generally hit or miss - I found my community within the first year

**What I don't love:**
1. Summers can be brutally hot
2. Limited shopping options
3. The safety situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- East: Great for families. better than expected vibes, walkable.
- Sunset: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt tough. Rent is about /mo. Groceries are growing. Gas is wild. You can live comfortably on $90K-$120K here.
