Is Southgate still affordable?

Curious what people think. Military spouse here. Poverty rate is 0.9%, which is pretty low. Average temperature is around 74--F, so it's warm year-round. The unemployment rate is 2.1%, which is pretty low. Rent is about $1,586/month for a decent place. Honestly, I think it's a great place if you know where to look. The weather takes some getting used to. There's a growing tech scene which is exciting. Looking forward to hearing from you all. Property taxes are high but you get good services. The city has invested a lot in new development. Downtown has improved a lot in recent years. The food scene here is surprisingly good. There's a real sense of community in certain neighborhoods. Public transit needs a lot of work honestly.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Midtown for 11 years. Moved from Dallas for school. Here's my honest, detailed take:

**Housing:**
The market right now is tough. We bought in 2020 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 1-bed in a safe area. The market is competitive but not impossible.

**Employment:**
healthcare is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
it was the best decision I ever made. The outdoor scene is surprisingly good - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Midtown schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Property taxes are high. And job market can be frustrating.

**Bottom line:**

The food scene here is tough. Tons of great seafood places. it's been a really good experience overall.

Came here for work and stayed because I wouldn't want to live anywhere else right now. The community vibe is honestly excellent and I don't see that changing anytime soon.

Bought a house here in 2017 and it's been a really good experience overall. Property values have gone about the same since then.
