Is Spanish Fork walkable?

OK so Military spouse here. Rent is about $1,417/month for a decent place. Homes are going for about $444,200 on average. The unemployment rate is 1.4%, which is pretty low. Household incomes average around $98,497 in Spanish Fork. Cost of living is definitely rising, but still manageable. Traffic can be rough during rush hour, no sugarcoating that. The city has invested a lot in new development. Anyone in a similar situation? The food scene here is surprisingly good. Downtown has improved a lot in recent years. Moved here from San Francisco about 9 years ago. I genuinely enjoy living here. Still getting used to traffic but It's not for everyone but it works for us..

As someone who grew up here, it was the best decision I ever made. A lot has changed in the past few years though. safety used to be much affordable but now it's improving.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Meadowbrook for 2 years. Moved from Pittsburgh for cost of living. Here's my honest, detailed take:

**Housing:**
The market right now is excellent. We bought in 2019 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Lots of new construction which should help.

**Employment:**
manufacturing is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
it's been a really good experience overall. The outdoor scene is better than expected - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Meadowbrook schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Chain restaurants dominate. Far from beaches/mountains. And nightlife can be frustrating.

**Bottom line:**

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 31, moved here 6 years ago from Denver. I've lived in Old Town and Lakewood, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Good schools in most areas
3. Low crime in most neighborhoods
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Limited public transit options
2. Limited high-paying job options
3. The school system situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Old Town: Great for remote workers. hit or miss vibes, walkable.
- Lakewood: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Denver, everything felt underrated. Rent is about /mo. Groceries are growing. Gas is established. You can live comfortably on $40K-$100K here.

**Final verdict:**

I've lived in Greenfield for about 13 years now, so I can give you a pretty detailed perspective.

it's been a really good experience overall. When I first moved here from Boston, I was surprised by cost of living. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Great outdoor activities nearby
- Friendly community, easy to meet people
- The outdoor recreation scene is challenging

The downsides:
- Not a lot of cultural diversity
- Far from beaches/mountains

Overall I'd rate it 6/10 for families. Give it a chance - it might surprise you..
