Spanish Springs housing prices -when will it stop?
Hey everyone, With a population of 17,512, Spanish Springs is a small town. You can expect to pay around $1,905 for rent here. Poverty rate is 1.6%, which is pretty low. The city has invested a lot in new development. The weather takes some getting used to. Anyone in a similar situation? Thanks in advance! The suburbs are where most families end up. Cost of living is definitely rising, but still manageable. There's a real sense of community in certain neighborhoods. It's changing fast -some good, some not so much. The parks and outdoor areas are a huge plus. People here are genuinely friendly, not just surface-level. Traffic can be rough during rush hour, no sugarcoating that.

Background: I'm a lawyer, 35, moved here 6 years ago from Tampa. I've lived in Downtown and Cedar Grove, and traveled to most parts of the metro.
**What I love:**
1. Friendly community, easy to meet people
2. Good schools in most areas
3. Decent public transit for the size
4. The people are generally average - I found my community within the first year
**What I don't love:**
1. Limited shopping options
2. Far from beaches/mountains
3. The outdoor recreation situation is affordable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Downtown: Great for couples. decent vibes, walkable.
- Cedar Grove: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Tampa, everything felt better than expected. Rent is about /mo. Groceries are growing. Gas is affordable. You can live comfortably on $50K-$70K here.
**Final verdict:**

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, I'm still on the fence after all this time. Would recommend to anyone considering it..
